Ottawa, October 27, 2014 – Ottawa-based Windmill Developments are again proving they are leaders when it comes to reimagining how people live and work in downtown Ottawa.

The visionary green developers have announced they are building Ottawa’s first and only Class A commercial condominium tower in the heart of downtown Ottawa next to their Cathedral Hill residential condo building.

Located in the heart of Ottawa Centre’s EcoDistrict on the leading edge of downtown, the office condos will provide businesses and not-for-profits the unique opportunity to build equity with money that would otherwise disappear paying rent for office space.

“We spend a lot of time looking at best practices and imagining better ways for people to live and work,” said Rodney Wilts, Partner, Windmill Developments. “Giving professional practices and associations a way to build future equity by owning space in one of the downtown’s most desirable areas is a win-win for us and the businesses.”

While world-class cities like Chicago, New York and Toronto have embraced the office condo concept, the 14-floor Cathedral Hill office tower will be Ottawa’s first executive office condo building. Even more impressive, Windmill aims to make it one of Ottawa’s greenest buildings.

“As always, we are focused on high sustainability and performance goals with this project,” says Wilts. “We plan to use the best technologies and materials to not only make this building healthier for the owners and their employees, but more efficient and enduring.”

Key features

In addition to offering some of Ottawa’s most stunning views, including the Ottawa River, Gatineau Hills, Lebreton Flats and Windmill’s own Chaudière redevelopment project the building will feature:

Windmill’s trademark energy efficient and sustainable design, resulting in reduced energy costs for the owners, as well as a healthy work environment for employees.

Proximity to amenities such as restaurants, the Parliamentary precinct, and national institutions.

A 95% walkability score, plus one of the city’s best access to Ottawa’s public transportation hub, including bike routes and the future LRT (light rail transit).

Customizable floor plans, shared boardrooms, common showers and secure bike parking, among other amenities.

The units start at $187,000. For information, visit www.whylease.ca

First public consultation scheduled for December 11th, 2013

Ottawa, December 4, 2013 – After months of due diligence, Ottawa’s Windmill Development Group and Domtar have signed a definitive Agreement of Purchase and Sale (Agreement) for Domtar’s property on Ottawa’s Albert and Chaudière Islands and downtown Gatineau.

“Our vision is to create Canada’s most sustainable mixed-used community right here in the nation’s capital,” said Jonathan Westeinde, co-founder of the Windmill Development Group. “We plan to bring new life and energy to this once bustling heart of industry, and give the people of Ottawa and Gatineau a new way to experience and appreciate one of the great rivers of the world, the Ottawa.”

Through historically and environmentally sensitive redevelopment, Windmill, one of Canada’s greenest developers, plans to reinvent the area into a vibrant, world-class, sustainable, pedestrian-oriented mixed-use community.

The Agreement with Domtar commits Windmill to purchasing the property, with the only remaining condition being rezoning of the property for a mixed-use community-scale development. Windmill plans to present its planning application to Ottawa and Gatineau city councils in the spring. The financial terms of the Agreement are not being released at this stage.

“We are pleased to be transferring the stewardship and revitalization of this important redevelopment opportunity to Windmill. Windmill’s commitment to sustainability aligns with Domtar’s corporate mission and we are confident will result in a world-class development that will enhance the Nation’s Capital” said Stewart Marcoux, Vice President Asset Redeployment for Domtar.

As part of its due diligence process, Windmill consulted with a wide-range of groups, including the City of Gatineau and Ottawa, Energy Ottawa, the Government of Canada, the Algonquins of Ontario, the Kitigan Zibi Anishinabeg band of Algonquins, the National Capital Commission, the Ottawa Riverkeeper, Destination Gatineau, Ecology Ottawa, Heritage Canada Foundation and many others.

“The encouragement we’ve received from the National Capital Commission, the two cities, the Algonquin people, and the environmental community has been overwhelming. People are extremely enthusiastic to have something great happen at this location,” says Windmill partner Rodney Wilts.

Windmill will hold its first public consultation December 11th, from 5:00 to 9:00 pm at the Canadian Museum of Civilization. The public will have an opportunity to comment on Windmill’s development principles for the property. Registration for the event, and a preview of the development principles can be found at www.the-isles.ca or www.les-iles.ca.

Media availability

Windmill Development Group will not be granting interviews at this time.

Media are invited to attend the December 11 public consultation at the Canadian Museum of Civilization. Windmill will be giving two presentations in French and English, one at 6:00 p.m. and again at 7:30 p.m.

Quotes

“I’m delighted to see that there is a plan being developed to revitalize an important piece of our local and national history. We need to find ways for this land to reach its full potential, and offer residents and visitors greater access to the Ottawa River, a national treasure. This is an opportunity to create a complete community that represents the Canada we dream of for the future: dynamic, livable and sustainable. We look forward to giving the plan careful consideration when it is presented to the City.” Jim Watson, Mayor of Ottawa

“The successful realization of the full potential and urban revitalization of downtown Gatineau depends on the sustained commitment and involvement of all players. This land has been central to the region’s history, as a seat of Aboriginal culture, the birthplace of our first industries, and a place visited by every one of the great explorers. Carrying out such a project would help make the downtown the pride of all Gatineau residents.” Maxime Pedneaud-Jobin, Mayor of Gatineau.

“Windmill’s plan to celebrate Chaudière Island’s historical significance and to bring new life and energy to the waterfront is completely aligned with our aspirations for that space and the region.” – Jean-François Trépanier, Chief Executive Officer, National Capital Commission

STATEMENT TO MEDIA

On July 15th, Ottawa-based Windmill Development Group signed a letter of intent to purchase the Domtar site on the Chaudière Islands.

Windmill is in the process of undertaking due diligence before any sale can be completed. We are optimistic that we will be in a position to make a formal announcement related to this potential purchase and our vision for the site in early September. Until the sale of the land has been confirmed, Windmill will not be granting interviews to media.

Windmill Developments is currently studying the suitability of the site for a mixed-use sustainable community. Residents and concerned parties can rest assured that Windmill takes its responsibility related to this historic and symbolic property extremely seriously. As with all of our projects, if we proceed we will be undertaking an extensive consultation process to ensure the views of interested parties are considered as part of our design process.

Our vision for the Chaudière Islands is to reinvent a historically rich, industrial space into a vibrant, world-class, sustainable, pedestrian-oriented, mixed-use development. Through historically sensitive redevelopment, the Chaudière region can be reanimated to bring new life and energy to this once bustling heart of industry. The harmonious integration of modern sustainable infrastructure into the heritage fabric of the Isles has the potential to provide the people of Ottawa and Gatineau with a new way to experience and appreciate the natural splendor of the Ottawa River.

Cathedral Hill is set to raise the bar on urban living when it opens in Fall 2013

Ottawa, ON, November 1, 2011 – Cathedral Hill, the newest condominium tower from Windmill Development Group, is poised to dominate Ottawa’s real estate market in the coming months. Centrally located on Sparks Street, west of Bay, the sophisticated 21-storey building offers the perfect blend of history and contemporary elegance.

Windmill’s development philosophy and vision resonated strongly with the Anglican diocese.  The Church and diocese were seeking the right partner to develop the land surrounding the 138-year-old Christ Church to generate income for its ministries and to pay for the ongoing restoration of the heritage building.  Cathedral Hill is a designated heritage district, and Windmill’s new development will be sensitive and complementary.

Designed by world-renowned architect Gordon Stratford of HOK, these urban condominiums combine the vibrancy and convenience of downtown living, with the calmness and serenity of their natural green surroundings. Each of the 140 luxurious condominiums—including one- and two-bedroom units, many with dens, as well as townhomes and penthouses—offers: stunning views of the Ottawa River, Gatineau Park, Parliament Hill and Sparks Street; striking and sophisticated modern architecture that respects the site’s heritage; and contemporary interior design with exceptional attention to detail.

Cathedral Hill also provides full lifestyle amenities, including:

  • Fully outfitted fitness centre with showers and change rooms
  • Relaxing steam room and sauna
  • Multi-use studio ideal for activities such as yoga
  • Entertainment lounge with full caterer’s kitchen and terrace
  • Movie theatre
  • Professional wine storage room

  • Spacious ski and bike tuning room
  • Outfitted mud/dog washing room
  • Project rooms offering the perfect location to work on hobbies or crafts
  • Two deluxe guest suites for overnight guest accommodation
  • Electric car charging station
  • Moving/holding room offering temporary storage space
  • Access to an executive boardroom

The building’s features and finishes include:

  • Stylish solid core entry door with stained veneer finish and quality hardware
  • 9 ft. ceilings with smooth finish (no stipple)
  • Engineered hardwood flooring
  • Ceramic tile in all bathrooms
  • Low VOC paint throughout
  • 4” painted baseboards
  • Modern wood veneer and/or high gloss kitchen cupboard with soft closing hardware
  • Caesarstone or Quartz kitchen countertops
  • Quartz or ceramic mosaic backspash
  • Undermount stainless steel kitchen sink and modern styled single lever chrome kitchen faucet
  • Modern wood veneer and/or high gloss bathroom cupboards
  • European-styled integrated kitchen with electric cooktop, 5 Energy Star rated appliances in stainless steel with panel fronts to match cabinets
  • Tiled bathroom walls and floors, glass showers
  • Integrated custom Corian bathroom sinks and counters
  • Bathroom fixtures:
    • faucets and shower assembly in chrome finish
    • Proficiency toilets
    • acrylic tubs
    • soaker tub with Corian surround
  • European-style combination Energy Star washer/dryer unit with condensing dryer

As with all Windmill buildings, Cathedral Hill will be LEED certified (targeting LEED Gold minimum). The company is the only Canadian developer of residential condominiums to achieve LEED Platinum certification, a standard that reduces the cost to consumers and the impact to the environment. By harnessing innovations in land use, water, air, energy, design, waste management and smart building technologies, Windmill is able to create healthy, high-performance green buildings and communities that consume as little energy as possible and feature only the most environmentally friendly materials, fixtures and appliances.

In addition, Cathedral Hill will incorporate methods to reuse water, including the collection and storage of rainwater for toilets and landscaping needs. It will also promote green modes of transportation. The tower is situated near the city’s major bus routes and future LRT station and will also provide secure bicycle storage rooms, plug-ins for alternative fuel vehicles and an on-site car-share service.

The stunning presentation centre off Queen Street, is now open, and Windmill is extremely pleased with the market response to date.

Cathedral Hill is anticipating a Fall 2013 occupancy. Building on Windmill’s impressive track record, this project promises to be one of the most healthy, environmentally friendly and sought-after condominiums in Canada.  To learn more about Cathedral Hill can call 613-566-7010 or visit www.cathedralhill.ca.

“Great Taste” cable network program to feature Windmill Development Group in segment dealing with… Sustaining ecosystems, building “green” housing.

[local /wp-content/uploads/2007/03/greattaste.mov nolink]

March 12, 2007, Deerfield Beach, FL – PTG Studios is pleased to announce the selection of Windmill Development Group for its innovative, educational television series, Great Taste. The company will be featured in a segment on Sustainable Development as part of the “Greening America Series.” The show will air on cable networks in both the U.S. and Canada.

Improvements in land use, water, air, energy, design, waste management, and smart building technologies have changed methods of development and building design. Based on the notion that developers have the responsibility to be positive engineers of change, Windmill Development Group, based in Ontario, Canada, is seeking to revolutionize the current development paradigm. Their method is based on a triple bottom line approach: They pay attention to ecological, social, and financial goals.

Windmill is currently working in partnership with VanCity to develop Dockside Green, located in the heart of the city of Victoria, between the Johnson and Bay Street Bridges. Planned to be a total of 1.3 million square feet comprised of residential, office, retail and industrial space, Dockside Green is the biggest development of city land in Victoria’s history. It is also targeted to be North America’s first LEED Platinum community and is designed to be GHG neutral with the potential of being GHG negative, while treating all its sewage on site and using treated water to flush toilets and for irrigation needs. The first phase of the new development has received strong market support, selling out 85% of the units on the first official day of sales.

Green building increases the efficiency with which buildings use energy, water, and materials. These are the premises upon which the Windmill Development Group is based. All their developments are designed to protect and enhance the local community and its ecosystems. Windmill has LEED (Leadership in Energy and Environmental Design) accredited professionals on their team to help realize LEED certification goals. Windmill’s founding partners are the Westeinde Group, Quantum Environmental Group and Buildgreen Developments.

Another of Windmill Developments latest projects is The Acqua & Vento, a target LEED Gold green building that offers 22 luxury spaces ranging from one-bedroom suites to two-bedroom townhomes. Located in the Bridges section of Calgary, this space is perfect for outdoor enthusiasts to enjoy the nearby picnic areas and walkways. Units range from the mid-$200,000s to $330,000, and it is completely sold out.

The new home of the Great Canadian Theatre Company (GCTC) in downtown Ottawa will also be the ground floor to The Currents, an environmentally friendly building targeting LEED Gold featuring 43 luxury condominiums. The Ottawa skyline, Ottawa River, and Gatineau Hills are all visible from homes at The Currents.

“(What we do) provides people with positive and achievable examples of how development can, and should, be happening,” said Jonathan Westeinde, Managing Partner of Windmill Developments. “We also are deeply committed to building the green development movement. Windmill team members spend a great deal of time hosting training seminars and workshops, being active on various boards and committees, and actively contributing to their local communities. Windmill aims to have all of our projects be positive reflections of the needs, ethic, and nature of the communities in which they are located. We are leaving a green legacy for future generations.”Great Taste
