The One Planet Living Fund is an impact real estate investment vehicle delivering environmental, social and market financial returns.
The One Planet Living Fund was developed by Windmill Developments in partnership with Epic Investment Services. Headquartered in Toronto, and operating across North America, Epic manages over 30 million square feet of space in office, retail, industrial and multi-family properties, representing over $17.5 billion in assets.
Open to both private and institutional investors, the Fund is the first private Canadian, mixed-use opportunistic real estate development impact fund designed to accelerate the implementation of impact investing principles in real estate while generating market returns for investors.
The Fund contributes capital solely to a pipeline of One Planet Living projects in Canada, with an initial focus in Ontario.
With over $30 billion in real estate development in 20 countries over the last 16 years, One Planet Living communities around the world have proven that real estate can deliver not only compelling investor returns but also impact, enabling people to live happy, healthy lives within the planet’s resources.
The majority of the Fund’s projects are partnerships with impact-oriented, urban landowners where strong market development fundamentals exist.
The Fund also targets deep building retrofits (to non-pension-owned Class B and C buildings), generally on assets that have additional value-add development opportunity, as well as community and large-scale mixed-use developments that are targeting carbon neutral and socially progressive outcomes.
